Alvie & Dalraddy are traditional Highland Estates 4 miles south of Aviemore near the village of Kincraig in Badenoch, the geographic centre of Scotland. The Estates extend into the Monadhliath hills from the River Spey, famous for its fishing and whisky and overlook the Cairngorm Mountain range in the Cairngorms National Park. Alvie House is an Edwardian style shooting lodge providing fully catered accommodation and an exclusive venue for meetings, seminars, training courses, recitals, weddings and other family functions, product launches and a film location. There are 3 self catering cottages on the farm, 2 flats in Alvie House plus chalets and static caravans on Dalraddy Holiday Park.
For the physically active, there are activities on the Estate such as the Zip Wire Park, Archery, Quad Bike Tours, Clay Pigeon Shooting and Bushcraft Survival Techniques. There is canoeing, sailing, skiing, golf, gliding, rock climbing, mountain biking and hill walking on our doorstep or in the vicinity. For the less adventurous there are numerous low level walks on the Estate and in the area. The Estate is well worth exploring - help the keeper feed the deer in the winter months or watch sheep being clipped in June. Estate tours can be organised if you want to learn more about our countryside and how we make a living.
The 3 traditional farm cottages and 2 flats in Alvie House, most with superb views of the Cairngorms, sleep from 4 to 10 people. Park Cottage sleeps 6/8. No. 4 Wester Delfour sleeps 4. No. 1 Wester Delfour sleeps 4. Alvie House Top Flat sleeps 1. Alvie House North Wing sleeps 8. Balbeag Cottage sleeps 8. The properties are provided with most of the following facilities: TV/DVD/Freeview box, CD radio, electric cooker, microwave oven, fridge/freezer, pillows and duvets, iron and ironing board. All bed linen, kitchen cloths & bath mat (not personal towels). Payphone and broadband wifi connection (Top Flat has a limited signal). Cots & highchairs, stairgate & baby bath can be provided on request. All cottages have a combination of heating systems. Background heat is provided by electric storage heaters whilst instant heat is provided by panel heaters, open fires and log stoves. Alvie flats have central heating and open fires.
You can now pre-order groceries from Kincraig Village Store. There is also a shop on Dalraddy Holiday Park selling Estate produce and essentials plus a laundrette and children's play park. Venison, lamb, beef, strawberries, raspberries and smoked trout can be purchased from Dalraddy Holiday Park shop depending on the season or by contacting the farm, gardens or fish hatchery.

From the South - Turn off the A9 Perth to Inverness trunk road north of Kingussie and continue north on the B9152 for about 7 miles towards Aviemore. After going through Kincraig you will see a signpost on the right for 'Alvie Estate Office' & 'Alvie Stables', turn left here, go through the tunnel under the main A9 road and onto the Estate. The Estate Office, cottages and various parts of the Estate are then signposted.
From the North - Turn off the A9 Inverness to Perth trunk road south of Aviemore at the junction signposted to Kincraig. Continue south onto the B9152 towards Kincraig. You will pass Loch Alvie on your right, followed by Dalraddy Holiday Park about a mile further on on your left hand side. Continue along the straight road passing Alvie Quarry (GF Job). You will see an orange mirror on a tree on the left and 'Gate Lodge' on your right; continue on for a further few hundred yards, you will see a signpost on the left for 'Alvie Estate Office' & 'Alvie Stables', turn right here, go through the tunnel under the main A9 road and onto the Estate. The Estate Office, cottages and various parts of the Estate are then signposted.
By Train: The nearest railway stations are Kingussie & Aviemore. We are about 5 miles from both; there are always taxis at Aviemore station who are happy to bring you to Alvie.
By Plane: The nearest airport is Dalcross at Inverness which is about 50 mins drive from Alvie. Edinburgh airport is about 2 hours drive and Glasgow airport is about 2.5 hours drive.
